When buying a new home, it’s perfectly normal to have a million questions running through your mind. We want to alleviate some of these questions and make sure your home-buying process is a breeze. Here are some frequently asked questions and their answers.

There are several differences: Shorter build time than the average new home builder. Dedicated new home specialist to answer any questions during the home-buying process. Locally owned and operated. The time frame for each home varies, depending on factors such as lot surveys, city permits and inspections, vendor deliverability, and weather. Currently, our average contract-to-close time is approximately five months.

Our Sales Representatives are happy to include your Realtor not only in the selection process of your home but in all aspects of the construction process, beginning to end.

Your Sales Representative will help you choose your floor plan, lot, and any upgrades you’d like to add to your home. The sales price will be set at the time of the signed purchase agreement.

Loan pre-qualification is not required but is recommended. Understanding your buying power allows you to make better purchasing decisions and shop with confidence.

There are many benefits to each option, depending on your preferences and time frame. Quick move-in homes offer the ability to move in quickly and start enjoying your new home. Building from the ground up offers you the ability to select your home, site plan, and options for your new home.

All of our plans offer a variety of structural and exterior elevation options to personalize your home. Our Sales Representative will assist with your selections.

Congratulations! Signing a Purchase Agreement is the first step to purchasing your new home. A pre-approval letter is required at this time. Your Sales Representative will go over the agreement in detail and provide you with important information for the next steps.

A small percentage of the purchase price, called earnest money, is required at the time of contract. This is a good-faith deposit that starts the process of building your home. This money is applied and credited towards your closing cost or sales price when you close on your new home. See your Sales Representative for full details.

Once a Purchase Agreement is signed, and pre-approval has been received, you must send a loan approval letter to us within 15 days of the Purchase Agreement date. Using our preferred lenders will help simplify this process; however, you are free to select a lender of your choice. Your lender will provide you with a list of documents needed with your application, which typically include, but are not limited to: Recent pay stubs (last 30 days) Bank Statements (last 2 full months) 401(k)/Retirement account statements (last 60 days) W2s (last 2 years) Current valid ID

Once you receive the loan approval, it is very important to review and understand any conditions of the approval that the lender may have placed on the loan. During the remainder of the construction process, you should be sure to meet those conditions to ensure a smooth closing process on your new home.

At the time of contract, you will need to choose the exterior colors for your home. This includes brick, stone, mortar, and trim colors. These items are needed quickly because they have a longer delivery time. Your Sales Representative will give you the color options and guide you through the process. Soon after the contract is written, you’ll have a dedicated design appointment to choose interior colors for cabinetry, countertops, flooring, interior paint colors, and more. This is the time for you to start visiting models, browsing websites, and gathering ideas that you love. During your design appointment, your Sales Representative will go over what colors and options are included in your home purchase price, and what options can be purchased for an additional charge.

Depending on the construction stage of the home, it may be possible to make or change some design selections. Consult with your Sales Representative for specific details.

Once your selections are complete and submitted, many “behind the scenes” things start to happen. The DreamBuilt team prepares your blueprints, requests permits, and orders your design selections. When the builder receives your final blueprints and lot fit, you will be contacted to schedule your pre-construction meeting. This is a very important meeting where you and your builder, who will be overseeing the construction of your home, review specific details of your home, room by room and category by category (electrical, plumbing, etc.). You will sign off on any changes allowed and discussed with your construction manager.

Yes! All DreamBuilt Homes come fully sodded with a sprinkler system and fence.

All DreamBuilt Homes include a 10-year structural warranty, two-year mechanical warranty, and one-year functional warranty. At closing, you will receive details of the items covered under these warranties. If a warrantable item in your home needs attention, we strive to resolve all requests within seven business days when possible.
